Prefab 30FT Expandable Container House Portable Modular Unit For Backyard Granny Flat

A granny flat gives your family more room without putting anyone in a nursing home, a spare bedroom, or a rental across town. This one arrives finished — both sides open on site into a full-width, single-level home with its own entrance, kitchen, and bathroom. No building project in your backyard, no months of trades walking through your garden.

    Product Description

A expandable granny flat is a factory-built secondary dwelling that ships folded to standard cargo width and opens on site in two directions — the long sides unfold to create a single wide room, rather than a narrow container interior.

On the 30ft model, that produces roughly 560–600 sq ft of finished, single-level living space with a clear span across the living area. It arrives with walls, roof, windows, doors, wiring, lighting, plumbing, and bathroom already installed, so site work is limited to a level base and service connections.

    1. Is it suitable for someone with limited mobility?
It's a single-level unit with step-free entry, wide doorways, and bathroom walls that can be reinforced for grab bars and a shower seat. A ramp or low-threshold entry can be specified. Confirm any accessibility requirements with your local authority if approval depends on them.
    2
    2. Do I need planning permission or a permit for a granny flat?
In most areas, yes — granny flats are treated as a second dwelling and need approval, though some jurisdictions offer fast-track or complying-development pathways.
    3
    3. How much space does it need in the backyard?
The unit itself needs a level area of roughly 9 m × 6.2 m once open , plus access for a crane. Setback and site-coverage rules decide where on the block it can sit. Send us your site plan and we'll mark up a suggested position.
    4
    4. What's your lead time/delivery time?
Production takes 30-45 days after deposit confirmed.
    5
    5. Do you provide installation guide?
Don’t worry. Full manuals & real installation videos are included with all nail positions marked. Message us ahead for support due to time difference; we’ll assist via guide videos or live video calls on time.
